Whitehorse & Yukon Real Estate Statistics:
The Yukon’s population as of December 2007 was 32,714. One year previous to that, in December 2006, the population was 32,335. The difference is an
increase of 379 individuals, or 1.2%, in the Yukon’s population.
The median rent (half the rents are higher and half the rents are lower) in Whitehorse as of December 2007 was $700. This is the same as compared to
September 2007. The vacancy rate for Whitehorse as of December 2007 was 2.8%. This is 1.2 percentage points lower than in September 2007.
The total value of real estate transactions in the Yukon for the fourth quarter of 2007 (October, November, December) was $62,410,000. This is an increase of $10,383,500, or 20.0%, from the fourth quarter of 2006 ($52,026,500).
The December 2007 population of the Yukon was 32,714. Of the 32,714
people residing in the Yukon, 49.7% were females and 50.3% were males. Persons under the age of 15 accounted for 17.5% of the population, while 7.7% of the population was aged 65 or over.
In December of 2007, 74.8% of the Yukon’s population lived in the City of Whitehorse. Between December 2006 and December 2007, the community with the largest percentage increase in population was Carmacks, where the population increased by 39 people, or 9.6%. Seven Yukon communities showed increases in population from December 2006 to December 2007. Comparing fourthquarter 2007 figures with fourth-quarter 2006 figures, real estate transactions have:
• increased $10.4 million, or 20.0%, in the Yukon;
• increased $7.4 million, or 16.2%, in Whitehorse;
• increased $3.0 million, or 45.4%, in the areas outside of Whitehorse.
The average selling price for a single house in Whitehorse increased by $42,600, or 17.0%, from the fourth quarter of 2006 ($250,700) to the fourth quarter of 2007 ($293,300)
